The real estate industry has gone through two seismic, generational shifts in the modern era… we are on the precipice of the third. In the 1940’s, we saw an expansion of Americans living and working in suburban communities. In the 1990’s, the industry transformed from a local, parochial and relationship-based industry to one that was financially sophisticated and institutional. Prior to COVID-19, the real estate industry was experiencing a generational shift in terms of tenant demands and how space is used. This shift has only been accelerated and increased in scope as a result of the pandemic. RXR understands these shifts and has taken a proactive approach to addressing the “new normal” through the development and implantation of our Urban Workplaces strategy. Customer expectations from their landlords have raised materially – post COVID the ability to provide safe, healthy workplaces is critical to bringing people back to work. Re-entering the office after working from home requires materials changes to common areas, work spaces, elevators and gathering places, etc. Fundamental shifts have occurred in how end users of space live, work, play, and stay. Real estate is no longer about delivering four walls to a tenant; instead it is about providing services within those four walls. Obsolescence of 20th Century commercial assets is accelerating. The densification trend has reversed – customers are now looking to increase office square footage per employee and co-living concepts are being rethought and redesigned.
