JOB DESCRIPTION

Position Objectives

Directs project management services over assigned JLL client projects/regions/practices. Provide superior client service and employee management. Contribute to the growth of the company and meet assigned financial target.

Strategic Objectives

Growth Assumes a lead role in the development and execution of strategy for a Team. Contributes to the development of the business unit's overall strategy. Represents Business unit in local, regional, and national industry/public forums and with clients as a senior representative of the Firm. Demonstrates highly visible commitment to creating a "one-firm first" by utilizing cross-discipline teams to meet client needs. Demonstrates high energy for the business, ability to energize others, and the willingness to take risks and make tough decisions.

Values Communicates relevant company information to employees within Team on a timely basis and conveys expectations of team members. Daily interactions with employees and clients maintaining positive relations and favorable impressions. Verbal and written communications are clear, concise and professional in appearance. Influences clients to obtain new work. Celebrates the achievements of team members.

Brand Directly responsible for enhancing Team revenues through the maintenance and expansion of existing client relationships and by developing new relationships. Functions as a subject matter expert for a specific product or service. Able to communicate all available products and service offerings of the Firm. Contributes to the development of new product and service delivery ideas for the business unit.

Client Lead relationship manager for a single strategic alliance client, or serves as a key resource to multiple client teams. Assists client in developing real estate strategy linked to client business objectives. Assists Team Leader in the development of the business unit's service delivery strategy.

People Often has responsibility for managing and developing a limited number of people (i.e., 3 or fewer) who are involved with a specific function, or who are members of a specific business unit or client team.

Digital Assumes a lead role in managing teams and/or client assignments that involve projects having a high degree of technical complexity. Demonstrates skills that enable the individual to successfully address issues of varying complexity with respect to client management, real estate or other specialized areas. Expectation to be proficient with CRM tools & digital JLL interfaces.

Position Responsibilities

* Directly responsible for overall project management delivery on account.
* Support Client with Capital Plan development, Program Scope and assigning the proper resources.
* Develop project budget including hard costs and soft costs and firm knowledge of construction cost/benefit analysis.
* Provide technical support; project budgeting and scheduling including Client's goals & objectives, site improvements, entitlements & permits, consultant selection; design team management, schedule creation and management, contractor selection and management, financial management including cash flows, anticipated cost reports and monthly reports.
* Assemble and manage required teams of consultants and contractors.
* Maintain client relationships and manage conflict resolution
* Provide appropriate level of on-site supervision to ensure project performance criteria are being met.
* Develop relationships with consultants/contractors/vendors and evaluate their performance.
* Identify and address areas of concern regarding potential liabilities and risk.
* Establish and refinement of best practices of standards of excellence.
* Assist in training and developing JLL team members in the skills and understanding of firm and client procedures, methodology and practices expected for a successful project implementation.
* Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
* Ensure accurate management of all accounts receivables to maintain a level not to exceed planned working capital charge as set by corporate finance.
* Assist with development of financial account planning relative to project management service line.
* Comply with all JLL policies and procedures, including but not limited to ethics and business practice.



Task Responsibilities

* Oversee small team and manage portfolio of projects
* Recruit and manage talent ensuring proper integration
* Conduct weekly project calls with client, vendors, contractors and consultants
* Update and maintain schedules and budgets in PDS technology tools
* Coordinate vendors
* Assist in the production of monthly reports to client
* Review drawings, shop drawings, change orders, progress payments and invoices for approval
* Assist in drafting RFPs with contractors, consultants and vendors
* Maintain client relationships and communications
* Conduct periodic account and client calls
* Business Growth & Strategy Planning
* Gaining comprehensive understanding of client's long-term business goals
* Share Best Practice across team/clients



Required Knowledge, Skills and Abilities (SKA)

* 7-10 years of practical experience in project administration preferred
* Experience leading and running numerous projects simultaneously
* Ability to develop and cultivate business relationships with existing and prospective clients
* A strong working knowledge of accounting and financial reporting, budgeting, scheduling and process as they relate to corporate real estate
* Ability to lead individuals across a national platform to deliver superior results in client service
* Experience working with Landlords, developers and institutional owners
* Ability to manage several projects of various size, scope and complexity
* Ability to manage a team who directly manages projects of various size, scope and compelxity
* Excellent verbal and written communication skills, professional manner and computer literacy
* Flexibility with work hours and travel as needed
* Highly organized with strong analytical skills
* Skill and interest in business development a strong plus
* Knowledge of Microsoft Office applications and Project software

* Bachelor's degree from an accredited institution in Accounting, Business, Architecture, Engineering, or Construction Management strongly preferred.
